Above is the advertisement I published on Straits Times classified ...... I published together with Gina & Han as they wanna market their place as well.  So early in the morning I got several calls regarding my place. 

Since we are up early we decided to go for breakfast so we headed to Kungfu Paradise at Bedok Point.(noted: is halal so is my fav!) Food there is so so only but serving is damn big ... I can't even finished my bee hoon soup, TT had their all day breakfast set and she also can't finished it too.

Is my first time doing marketing on my house so I am a bit lost about it...... several calls came in and make appointment for our open house tomorrow.  We went over to Eunos Primary School to vote and it started pouring so we send Gina & Han back to their rented place at the same time got some tips from them for doing the marketing of our place. 

One Uncle came up at 4pm today cos he is not free since we are at home so we let him come in to view.  He told me my asking of COV 30K is damn cheap my place can easily go up to 50K plus my place is so nice and clean ... he told me an unit at the other block asking for 50K cov but their place is damn dirty and I told him I am doing a contra and he is not eligible for it.

Went over to play mj with my neighbours while waiting for the voting results it was a close fight between Dr Tan Cheng Bock and Tony Tan ...... all of us voted for Dr Tan Cheng Bock except for Chane.  And we all hope Dr Tan Cheng Bock will be able to win, there is a recount so we ended the game and went back home cos it will be a long night!  But still I stay awake to watch till the very last min.....disappointed with the result turning off my TV immediately and head to sleep straight!

  5. i think 5rm..
    some of my frens are even saying some units in AMK can fetch 90k COV
    thats why HDB stop publishing the COV figure lioa.. as it is too high.

  7. yup good location can fetch good cov! AMK can easily go up that price ... but HDB publish in full amt inclusive of COV mah

  12. We are also trying to sell! Hazel your friend in Sengkang not me right? Haha we are only asking for 50 cov but only offer is 540k nia...
    For us is downgrading... Theresa, your place so near to mrt sure can sell fast n higher price!

  15. ya.. everything done, just waiting for buyer. I'm in no hurry to sell, so will want to hold on till the right price. Our valuation is 515k, considered v good for Fernvale area... 2 main reasons why wanna downgrade is to buy an unit within 1km from Nanchiau Primary in Anchorvale, and thus also within walking distance from Nanchiau high school where Jackie is teaching at. ; then also to cash out from the sale of this flat for other uses.

    you know we almost can become neighbors last time? I gave up the ballot for your area ( cos our number is last few...) and opt for WIS at sengkang! Eunos is definitely much more valuable!

  16. Oh .... u should try for Eunos whats your number? hmmmmm 515K is very good at that area ... my 5rm neighbour also doing their valuation their is 710K! I was like wow wow .....

    hmmmmmm so u are looking for place near Anchorvale now?your cov leh? I think you can ask maybe like 60-70k I guess lah .....

  17. 710k for Eunos 5 room! wow... must have a marvelous view! We went up to the completed block of flats before at eunos..a three room unit..has a little view of sea but very small unit. Jackie was saying if our turn came we will be choosing from 2nd to 3rd floor liao...plus so small. So we switched to WIS for 5room at sengkang.

    we are looking at 50k cov since ours is top floor unit with alright partially unblocked views, our reno is only 5 years old! 60-70k cov quite unattainable unless our view is like our neighbour's ...totally unblock paranormal! but still, i like my house and it really set a high standard for what i will be expecting for our next house...tsk...

    Saw some 4 rooms at anchorvale i was like...huh? this kind of lok lok house dare to ask for 50k cov?! just that anchorvale area nearer to mrt and good schools!

  19. JM..... set a higher COV then slowly nego ..... dun set too low u cannot move anywhere ... so I think 60-70k still ok ...... just try marketing it since u not in hurry yet .....

    view is one thing ....... reno....oso paly big part ..... and of cos accessibility ......
